Investment Structuring Strategies

Pantheon offers closing periods as short as two weeks on all of its transactions.

Acquisition/Bridge Loans
  • The Bridge Loan Program carries a term of up to 3 years and can range from $10-200 million.
  • Bridge loan interest rates typically range between 8% and 15% with 1 to 5 points and are secured by a first mortgage lien.*
Mezzanine Loan Program
  • The Mezzanine Loan Program carries a term of up to 5 years and can be sized from $10-100 million to provide up to 95% of the capital structure when combined with a third-party senior loan.
  • A Mezzanine Loan typically carries an interest rate ranging between 12% and 16% with 2 to 5 points.
  • The loan is secured by a 100% pledge of ownership or a second mortgage lien.*
Stretch First Mortgages
  • The Stretch First Mortgage Program carries a term of up to five years.
  • It can range from $10 million and higher.
  • The Stretch First Mortgage blends a first and second mortgage structure into one first position loan that can often increase leverage up to 95% of the cost and as much as 90% of the stabilized value of the property.
  • Loan interest rates range between 8% and 15% with 1 to 5 points.
Equity Joint Venturing with Local Owner/Operators
  • Pantheon provides equity capital to local developers and owners to enable them to capitalize on their network of relationships with financial institutions, brokers, tenants and local government authorities.
  • Pantheon also helps to open developers and owners to investment opportunities they may have had to forfeit because of a lack of capital.
  • Investments range from $10 million to $30 million and emphasize industrial, retail and office projects. Pantheon also seeks joint and other ventures to:
    • purchase fee simple and mortgage assets
    • acquire sale/leaseback transactions
    • develop build-to-suit facilities
    • acquire or develop projects that will produce income within a reasonable time frame.
Preferred Equity
  • The Preferred Equity Program will run for the duration of a project and can be sized from $10 to 50 million.
  • Preferred equity is best suited for situations where, for example, the developer lacks the additional equity capital required to bridge the gap between debt and purchase or the development cost.
  • Our Preferred Equity Program helps developers maximize third-party debt as our funds are looked upon by senior lenders as additional equity.
  • This particular program can provide up to 90% of the equity.
Note Purchases and Financing
  • For new loans that go beyond what a lender is willing to lend, we can co-invest on a pari passu or "A tranche" basis up to 95% of the loan amount.
  • Pantheon can also purchase individual existing loans or provide a high-yield lender with additional lending capacity by lending against an existing loan book.
  • Pantheon can provide lenders with leverage of up to 90% of their portfolio value. Rates range from 10% to 15%.
  • Because of our knowledge base and industry network, Pantheon can also purchase non-performing, technical and monetary defaulted notes.
  • We are then able to use our expertise to work with a borrower to cure any default or, as a last resort, foreclose and reposition the collateral.

  • Pantheon Financial has been involved in numerous and diverse investment arrangements.
  • Pantheon Financial is able to finance all of them, whether they are theme parks, urban real estate ventures, environmentally tainted sites, land loans, unusual or complicated collateral packages, financing a portfolio of high-yield mezzanine or bridge loans, or other varied projects.

*Note: The structures of Stretch First mortgages and Bridge and Mezzanine Loans are similar in that they can be applied to acquisitions, recapitalizations or repositionings, repurchases of borrower debt, financing of real estate portions of larger asset-based loans, sale-leasebacks and DIP financing.
